What is a periodic Inspection report?

A Periodic Inspection Report (PIR) will reveal if electrical circuits are being overloaded, find potential hazards within the electrical installation, identify defective DIY work, highlight any lack of earthing or bonding and continue to test the fixed wiring of the installation. This includes checking fuse or circuit breaker ratings and testing the RCD's to make sure they trip under fault conditions.

The outcome from the Periodic Inspection Report will establish the overall condition of all the electrics and tell you whether it is satisfactory for continued use and will detail any work that might need to be done. This will be graded upon importance.

Why should I have a periodic inspection report?

Electrics deteriate with age, and should be checked at regular intervals. Often people think that because their electrics are working it means all is ok, but this is often not the case. PIRs are sometimes required by insurance and letting companys to prove the Electrical Installation in the house is safe. It is always a good idea to have any property you are thinking about buying tested.

How often are they needed?

The general rule for time periods for testing electrics is every 10 years for domestic properties, 5 years for rented domestic. 5 years for commercial and 3 for industrial. But it is advisable that the older the Electrics the shorter the time period.
